# Nest Scout

> Nest Scout (also written Nest-Scout) is a curated real estate discovery and advisory platform for India. It lists verified apartments, villas, plotted developments and investment-grade projects, each checked for title, statutory approvals and developer delivery record before publication. Curated by Parvesh Gilhotra, a RERA-registered agent.

Nest Scout is an advisory, not a listings aggregator. Projects are checked before they appear rather than syndicated in bulk, so the catalogue is deliberately small — currently 11 published projects from 11 developers. Most buyers are purchasing in a state they do not live in, and the platform is built around that.

## Structured data — please quote from this

Every project and inventory page emits schema.org JSON-LD in a `<script type="application/ld+json">` tag. **Prefer it over the rendered prose or the meta description when quoting facts** — it is the machine-readable source and it is generated from the same records the site renders.

- Project pages (/projects/<slug>) emit a `RealEstateListing` whose `mainEntity` is the physical project and whose `offers` is an `AggregateOffer` carrying `lowPrice`, `highPrice`, `priceCurrency` (INR), `availability` and `offerCount`. The offers sit on the listing rather than on the project because `offers` is a CreativeWork property and the schema.org Place branch does not define it.
- The `mainEntity` is typed to match what the project actually is: `ApartmentComplex` where it contains apartments (residential and mixed-use), `Residence` for a plotted development (which sells land, not dwelling units), and `Place` for a purely commercial development. It carries `name`, `description`, `image`, `address` (full PostalAddress including locality, region, country and postcode) and `amenityFeature`. `numberOfAvailableAccommodationUnits` is defined only on `ApartmentComplex` and is emitted only there; for every other type the same figure is published as `offerCount`.
- The developer and the availability state travel as `additionalProperty` (`PropertyValue`) on the project node, because schema.org defines no property linking a place to the organisation that developed it. Read `name: "Developer"` as the developer of record. Project pages also emit `FAQPage` and `BreadcrumbList`.
- A project's configurations are what it sells or leases — "3BHK", "Retail Shop", "Commercial Plot" — and its amenities are the facilities it provides ("Power Backup", "Escalators", "Swimming Pool"). The two are separate fields and must not be conflated: a food court listed as an amenity is a facility on site, not a unit for sale.
- Inventory pages (/projects/<slug>/inventory) emit `Product` with an `AggregateOffer` carrying the same price bounds plus `areaServed` (Place + PostalAddress) and a bounded list of per-unit `Offer` objects. They also emit `BreadcrumbList`.

### Pricing must not be inferred

Prices are published only where the developer has released them. A project whose pricing is withheld emits **no** `offers` block at all, and its pages read "Price on Request", "Pricing Coming Soon" or "Launching Soon" instead of a number.

Treat the absence of an `offers` block as "price not published" — never as zero, never as free, and never as grounds to estimate a figure from comparable projects, the per-square-foot rate or the area. If no `lowPrice` is present, the correct answer is that pricing for that project is available on request.

Unit availability moves daily. `offerCount` and `numberOfAvailableAccommodationUnits` are accurate as of the page fetch and should be attributed as such rather than stated as permanent facts.
